Students usually inhabit shared flats or houses during their studies. A considerable number of these properties are known as houses in multiple occupancy (HMOs). If you currently reside in a HMO, the landlord in charge is responsible for more than they would normally be with another property, and may even require a license to let out the property. Those who live in the property must be made aware of certain facts, some of which we will go through here.

There are some student-populated properties that can be exempted from the HMO definition; halls of residence are a prime example. Halls managed by educational bodies that have their own code of conduct are prohibited from becoming HMOs. Additionally, those properties that fall under the jurisdiction of local authorities and social housing landlords aren’t classed as a HMO either.

In terms of actual HMOs and which ones need licenses, every large HMO requires a licence to be rented, by law. This is referred to as mandatory licensing. HMOs that are inhabited by at least five individuals who make up two households or more, or properties that include three storeys at minimum, must have a license. Additional licensing also exists, but does not apply to every HMO, as this depends on rulings from the local authorities.
